Property Types

As you begin to explore these opportunities, it's important to have a basic understanding of the different types of properties.

Short Sales
A short sale occurs when a property is sold and the lender agrees to accept a discounted payoff.  For example, if a homeowner receives a contract from a buyer that is lower than their mortgage balance, we must negotiate with the bank to accept the shortage.

More often these sales require added patience from buyers and skilled negotiation on our behalf.  As a result, Short Sales can be great values.  Our staff is very experienced in handling these complex transactions for our clients.

REO - Real Estate Owned
These types of properties are referred to as REOs.  These homes are owned by banks or lenders as a result of recent foreclosures.  Banks designate exclusive brokers to market and resell these homes back to the public, often at deep discounts.

We have an extensive network of bank foreclosures throughout Maryland and Northern Virginia.  The homes in our inventory vary in price range and condition and are great opportunities for savvy buyers.

Foreclosures
As a result of past market conditions, foreclosures have become more prevalent today.  Today's buyers are attracted to the idea of buying real estate at below market prices, but most are unaware of the many pitfalls that should be avoided.

Our experience helping homebuyers began in the early 90s.  Over the past 16 years, we've assembled a team of top professionals.  Our Realtors, inspectors, attorneys and lenders are some of the best in their respective fields and will help you throughout your sale.

Resales
Distressed properties and fixer uppers aren't for everyone.  It is important to know that we can help you purchase any property for sale in Maryland or Northern Virginia - not just foreclosures.  If you see any home for sale and would like to see the inside, simply give us a call.

As a homebuyer, the best part about using our services is that they don't cost you a dime!  That's right.  Our services are paid for by the seller when you get the keys to your new home.  There is no catch!
